HOA & Condo Rights is a free, plain-English guide to your legal rights as a Florida HOA or condominium owner. Florida law gives owners real rights: to inspect the association's records, to a fair fining process, to proper notice and open meetings, and more. Boards do not always follow the rules. This site helps you understand the law, see whether your board is out of bounds, and take the right next step, with the exact letter to send.
Everything here is written to Florida Statutes Chapter 720 (HOAs) and Chapter 718 (condominiums), including the 2024 reforms, and dated so you know it is current.
